Edgewater TOD ready to break ground

The 105-unit rental project is cleared for takeoff

With a fresh building permit in-hand, crews are now clear to break ground on a six-story, 105-unit transit-oriented apartment development at 6149 N. Broadway in Chicago’s Edgewater neighborhood.

Replacing a former car wash, the North Side project was first presented in 2016 as a seven-story building with 187 apartments. The proposal was cut down to six stories and 105 rental units before earning the support of local 48th Ward Alderman Harry Osterman in early 2017.

Developed by City Pads and designed by Chicago-based firm Built Form LLC, 6149 N. Broadway features an L-shaped layout with indoor and outdoor amenities, ground-floor retail space, and a parking lot for 45 cars.

The upcoming structure will feature a green roof and comply with both national and city standards for green buildings, says architect Arden Freeman. The development will also set aside 10 percent of its units as on-site affordable housing, per Chicago’s Affordable Requirements Ordinance.

Although not quite as prevalent as in neighborhoods like Logan Square, 6149 N. Broadway joins a growing number of transit-oriented development (TOD) projects taking root in the Edgewater area.

Notable nearby examples include the Arcade project currently under construction at Broadway and Sheridan, a six-story development proposed for 1315 W. Loyola Avenue, and the 141-apartment, 78-parking-space redevelopment of the Edgewater Medical Center at at 5700 N. Ashland Avenue.
