Downtown penthouse with huge zen-inspired terrace returns for $3.1M

After a six-year absence, a notable condo atop the ultramodern Contemporaine condo building is now back on the market in River North. Much like the neighboring penthouse unit, it features high-ceilings and walls of glass. But when it comes to outdoor space, this home is on a whole other level thanks to its massive, wrap-around terrace.

The nearly 3,000-square-foot private oasis features lush foliage, multiple seating areas, a waterfall, and a pond with stepping stones—all influenced by traditional Japanese gardens. It was created by Portland-based landscape architect Hoichi Kurisu, who used a crane to lift trees and boulders up to the 14th floor.

The sleek three-bedroom, three-bathroom residence at 201 W. Grand Avenue recently listed for just under $3.1 million, plus $2,466 a month in HOA fees. The property was once offered for as much as $3.4 million back in 2011. The asking price dropped to $2.5 million in 2013 before the home eventually sold for $2.4 million, according to records.

Although stunning to behold and undoubtedly unique, will this pricy “zen garden in the sky” be able to command a $700K premium above its previous sale price?
